THE MOD METHOD
A disciplined approach to complex residential construction
We don’t approach projects as isolated bids. We approach them as outcomes that require thoughtful planning, clear definition, and accountable execution.
Construction carries inherent uncertainty. Our process is designed to reduce that uncertainty for our clients by replacing it with clarity, sound decision-making, and a single point of responsibility. The goal is not just a finished space, but a controlled experience from first conversation through completion.
We work on a limited number of projects every year so we can remain personally involved.
Phase 01: Consultation + Direction
Establishing alignment before commitment
Every project begins with a conversation, not a contract or sales pitch.
This phase is about understanding context: how you live, how the space is used, what matters most to you, and where flexibility exists. We review existing conditions, discuss design intent, and identify early constraints that may influence scope, sequencing, or cost.
Just as important, we determine if we are the right company for the project. Alignment at this stage prevents friction later. If we are not the right fit for your project, we can happily refer you to another firm.
The objective of Phase 01 is direction and shared understanding, not obligation.
Phase 02: Scope Definition + Budget Development
Turning ideas into buildable decisions
Once direction is established, we move into translating intent into a defined scope.
This is where projects succeed or fail. We work through the project methodically, identifying technical requirements, constructability considerations, coordination points, and potential risk areas before pricing is finalized. Design decisions are evaluated not only for aesthetics, but for durability, sequencing, and long-term performance.
Budgets and schedules are developed based on real conditions and experience, not assumptions. The emphasis is on clarity and realism so expectations are aligned before construction begins.
This phase reduces surprises by addressing complexity upfront rather than during the build. You should feel confident in the budget and plan before any construction begins.
Phase 03: Construction + Execution
Single-point accountability from start to finish
During construction, I remain directly involved and serve as the single point of accountability.
We work with a small, long-term group of trade partners who understand our standards and expectations. Site conditions, quality control, and schedule adherence are actively managed, not delegated away.
Communication is structured and consistent. Decisions are handled proactively, and issues are addressed early so they don’t compound or shift unnecessary burden onto the client.
Our role during this phase is to manage complexity, coordinate expertise, and protect the intent established during planning. Our clients feel connected to what is happening and why, without the stress of having to manage every detail.
Phase 04: Completion + Ongoing Support
Closing deliberately and standing behind the work
A project isn’t complete when construction stops. It’s complete when the details are resolved and the space is ready to be used as intended.
We walk the project together, address remaining items, and complete a final cleaning before close-out. Systems and finishes are reviewed, and any outstanding details are resolved promptly. The job is not complete until it meets our exacting standards, and more importantly, yours.
We also remain available after completion. If something requires attention down the road, we stand behind our work. Long-term trust matters as much as the finished result.
