MOD Design + Build is typically not the least expensive option. Our pricing reflects the true cost of delivering high-quality, well-managed construction, including:

We do not rush estimates, price incomplete concepts, or cut corners to appear competitive. Accurate pricing requires a clearly defined scope.

We provide design guidance and coordination as part of our construction process. For projects requiring architectural, interior design, or engineering services, we collaborate with trusted professionals as needed. We are happy to work with your preferred design professionals, or recommend our own.
Timelines depend on scope, complexity, and material lead times. Our priority is delivering your project with the attention required for an outstanding result. We will make all reasonable accommodations to work with our clients timeline.
Yes, we handle all required permits and guide you through HOA submissions. Approval timelines depend on the respective agencies.
After agreeing upon a budget for your project, we will collect a deposit payment and reserve your spot on the schedule. Final payment is collected only after punch-list completion, professional cleaning, and client satisfaction. We do not consider a project complete until it meets our standards and yours. Most smaller projects ($50k - $150k) are 50% down and 50% at completion. Larger projects ($250k+) will implement more draws as the project progresses.
After an initial phone call consultation or in-person meeting, we will draft a proposal for your review and acceptance. Once the scope, details, scheduling, and budget are agreed upon then we will schedule your project. We make all possible accommodations to align the project timeline with our client's preferred schedule and availability.
Absolutely! We aim to bring your vision to life. If there are concerns about availability, compatibility, or performance, we may suggest alternatives.
Our schedule varies seasonally. Often, we book several months in advance due to our intentional focus on each client's project. Planning months or even years in advance is common for our clients, so do not hesitate to begin the journey.
