
Primary constraint: restoration of a 125-year-old historic masonry structure with zero tolerance for irreversible error.
Originally constructed in 1900 as the Spanish Methodist Episcopal Church, this historic structure was later converted into a private residence. A prior renovation had muted much of the building’s architectural soul. MOD Design + Build was brought in to restore clarity and coherence to the original design.
Our approach focused on precise restoration rather than reinvention. Layers of dated finishes were removed to reveal the historic cedar ceilings and original masonry, allowing the structure’s proportions and materials to reassert themselves. From there, we rebuilt the interior palette with restraint, selecting finishes that complemented the building’s scale and age rather than competing with it. The result is a space that feels deliberate, cohesive, and respectful of its 125-year history. It's our balance of preservation, design discipline, and thoughtful execution.
