The 25th Street project began as a straightforward renovation of an investment property, but as demolition progressed it became clear the scope needed to expand. Longstanding issues surfaced throughout the structure, including compromised framing, deteriorated plumbing, and aging mechanical systems that required correction before any finish work could responsibly move forward.
Our role shifted from renovation to stabilization. We worked closely with the client to address each condition as it was uncovered, prioritizing the long-term performance of the building over cosmetic shortcuts. The objective was simple: ensure the structure, systems, and envelope were sound before investing in finishes.
Once the underlying issues were resolved, the project moved into a restrained, durable build-out. Bathrooms were finished with precise herringbone tile work, and kitchens received custom-fitted wood cabinetry designed for longevity and ease of use. By giving equal attention to the infrastructure and the visible design, the property was transformed from a liability into a high-quality, resilient asset.
